Dear Mabula Whole-owners
We are please to welcome back Frans Kanyane, who has been off sick for almost three months. I would also like to say a big THANK YOU to Church "Mkhukhu" Ledwaba, for so readily stepping in to run the Whole Owner Admin department in Frans' absence. Mkhukhu will be assisting Frans on an ongoing basis in the future.
LIGHTNING MASTS
In early November 2009, two MTS time share units and one Whole Owner lodge burnt down due to lightning strikes and resulted in insurance claims in excess of R7.0 million. The insurers then gave MTS thirty days notice of their intention to cancel all lightning cover on all thatch buildings on Mabula and immediately imposed a R2.5 million excess on all future lightning fire claims.
The Mabula Board has been left with no alternative but to amend the Mabula Building Rules to now allow the erection of lightning conductors and because of the potential risk to both the Companies and the Directors in their personal capacities, the erection of lightning masts to cover all thatch risks has become mandatory.
To this end your Board and SATIB have sourced a local SABS approved lightning mast installer, and have appointed Gary Larkan of Bush Steel of Bela-Bela to install 169 lightning masts at Mabula at a total cost of R1 500 000. Of these numbers 60 are masts that require to be installed at Whole Owner sites, with a further 10 Whole Ownerships that previously had masts installed, now requiring servicing of their masts to obtain the required SABS approved Certificate of Compliance.
WHOLE OWNER WEB PAGE
Mabula initiated a Web site in August of 2003, which has a section called "Whole Owner Information". The page is there for the benefit of all Whole Owners to access information and updates, which may be of importance to our Whole Owner fraternity. If there is anything you believe is of importance to other Whole Owners, please e-mail it to me at info@mabulatimeshare.co.za. I will then relay the information through Gavin Hatherley (General Manager) and Jan Reynders (Whole Owner Chairman) before organizing it to be posted on the Web page. The Mabula Timeshare Web site has another section called the "Mabula Chat", where information, mainly pertaining to Timeshare, is posted on a monthly basis. As a Whole Owner, you may find some of this information of interest.
WHOLE OWNER NOTICE BOARD
There is a Notice Board situated on the left hand side of the Timeshare Reception entrance, where all information pertaining to Whole Owners will be displayed from time to time. Please make an effort on your visits to read what is on there, so as to keep yourself updated.
RESERVE REQUESTS
Please find attached a memorandum from Danie de Bruin (Reserve Manager) regarding issues of concern as well as Game Drive Procedures. Should you have any concerns regarding the above, please do not hesitate to contact Danie directly. He can be contacted on (014)734-0014.
WHOLE-OWNER MAINTENANCE ISSUES
Due to the workload of the Timeshare Maintenance Department, this Department, a decision has been made to not do any maintenance at the Whole Owner houses. If there should be an emergency (burst geyser, broken water pipes, etc.), The Timeshare Maintenance Department will assist, but all other routine or regular maintenance is to be organized by each individual owner. I have attached a list of local contractors that may be of assistance, but you are more than welcome to organize your own contactors, if you so wish. If you organize any outside contractors to do work on your behalf, please organize payment directly with them and advise me accordingly of the day you are expecting them on site.
WORKSHOP REPAIRS
Should you require emergency minor mechanical repairs to your game viewing vehicles (punctures, small repairs, etc.), the Workshop will be happy to assist. Richard Batten (Reserve Maintenance Manager) is overseeing this area presently. If major type repairs are required, you are please to send your vehicle into Bela Bela. The main responsibility of the Workshop is to ensure that all the Lodge and Timeshare vehicles are taken care of as priority, but will carry out emergency Whole Owner vehicle minor repairs, as timeously as possible.
WHOLE-OWNER ACCOUNTS
There are a number of Whole Owners who, despite various reminders, continue to remain in arrears and we are looking at publishing the names of those whole owners who are in arrears, on this web site.
Whole Owner monthly accounts are to be settled strictly within 30 days of statement. Generally there is not too much of a problem, but the Accounts Department would really appreciate your assistance by ensuring that payment is received timeously. GAME DRIVES FOR WHOLE-OWNERS
There have been a number of requests by Whole Owners to Wildlife Services to assist with game drives. Wildlife Services may only assist our Whole Owners once all the relevant allocations have been made for Lodge and Timeshare Guests. Should there be any space available for Whole Owner guests, Wildlife Services will then assist where possible. There have been requests for Wildlife Services to provide vehicles and Rangers for the sole purpose of Whole Owners, but regrettably this is not possible.
HOUSE GUESTS
Due to security reasons, it is imperative that owners advise me in writing of the arrival of houses guests. This is please to be faxed to me on (014)734-0013, twenty-four hours before the expected arrival. Should your guest's name not appear on the Arrival List situated at the Main Gate, regrettably we cannot allow them access to the Reserve. There have been incidents where Whole Owner guests have been turned away, as we have no notification of their arrival. To avoid any embarrassment to you or your guests, please ensure that we are advised accordingly.
GATE PROCEDURE
Each Whole Owner unit has one vehicle access card, which is kept at the Main Gate. The first person visiting the Reserve will receive the card for that specific Whole Owner unit. All other vehicles are obliged to pay the Reserve fee before departing. This can be made at the Timeshare or Lodge Receptions. The current price is R70.00 per vehicle, which does increase on a yearly basis.
WHOLE-OWNER HOUSE KEYS
There are only 2 Whole Owner establishments who have house keys, which are kept at the Timeshare Office. All other house keys are kept with the Owners or the Staff member/s working at the various establishments. Please advise your guests of who is in possession of your house keys, as we cannot hand out the set of spare keys, which are kept locked away at the Timeshare Office. All our Whole Owners have different systems of key control and we would strongly suggest that your guests are fully aware of where the house keys are available from.
